Falls City Manufactured Home Installation & Site Development
Falls City is a small, remote community in the Coast Range foothills of western Polk County. 3-A Construction, LLC provides manufactured home installation and site development services to Falls City and the surrounding rural area, with crews experienced in the challenging terrain and conditions of the Coast Range.

About Falls City
Falls City sits in a narrow valley along the Little Luckiamute River deep in the Coast Range foothills of western Polk County, about 15 miles west of Dallas. The terrain is steep, heavily timbered, and dramatically different from the flat Willamette Valley. Building sites in the Falls City area are often constrained by slopes, creek setbacks, and limited flat ground, which makes site planning and preparation especially important. Soils are predominantly Jory silty clay loam and Bellpine silty clay loam, heavy clay soils that hold water, swell when wet, and can become unstable on slopes. Rainfall totals in the Coast Range foothills are significantly higher than in the valley, compounding the drainage and slope challenges. Our crews are equipped and experienced to work in these conditions, using proper excavation techniques, retaining walls where needed, and engineered drainage systems to create stable, buildable sites.
Falls City has a small city government with limited planning staff, and the city's development standards reflect its rural, small-town character. Properties outside the city limits, which includes most of the surrounding forested and rural land, fall under Polk County Community Development jurisdiction. Zoning in the Falls City area includes timber-conservation, farm-forest, and rural residential designations. Manufactured home placement on qualifying parcels requires Polk County placement permits, septic system evaluation and installation permits, and setback compliance. The remote location means all properties rely on individual septic systems and many on private wells, adding complexity that our turnkey approach is designed to handle.
Falls City is named for the falls on the Little Luckiamute River that run through the center of town. The community has deep roots in the timber industry, and the surrounding Polk County forests continue to define the local economy and landscape. Falls City Elementary School serves the youngest students, with older students traveling to Dallas for middle and high school. The Falls City Road connects the community to Dallas and the wider Willamette Valley, winding through the foothills along the Little Luckiamute. Michael Harding Park in town and the nearby Valley of the Giants, a Bureau of Land Management old-growth forest preserve, are notable local features. Our service area includes properties along Falls City Road, Fanno Road, Bridge Creek Road, and the scattered rural parcels in the surrounding hills.
From our Jefferson headquarters, Falls City is approximately 45 minutes west via Highway 22 to Dallas and then Falls City Road into the foothills. The drive is longer than many of our service areas, and the winding foothill road requires careful planning for equipment transport. We schedule Falls City projects with the travel logistics in mind, coordinating deliveries and crew time to make the most of each trip. Despite the distance, we bring the same full-service commitment to Falls City that we deliver to communities closer to home.
Falls City is one of the most affordable communities in the Willamette Valley region, and manufactured homes are by far the most practical housing option for most residents. The steep terrain and remote location make traditional construction extremely expensive, while a professionally installed manufactured home with proper site development provides comfortable, code-compliant housing at a fraction of the cost. 3-A Construction, LLC understands the Falls City area's unique challenges and delivers complete projects, from clearing timbered sites and engineering foundations on slopes to installing septic systems in heavy clay soils and placing homes in tight canyon locations.
