About Scio
Scio sits along Thomas Creek in the rolling foothills between the Willamette Valley floor and the Cascade Range, northeast of Lebanon. The terrain around Scio is more varied than the flat valley communities to the west, with gentle hills, creek drainages, and timbered ridges that create interesting but manageable construction conditions. Soils in the Scio area include Hazelair silty clay loam on the hillsides, alluvial loams along Thomas Creek and Crabtree Creek, and gravelly soils in the creek bottoms. The clay-heavy hillside soils can be challenging during the wet season, holding water and becoming unstable on slopes, which makes proper site grading, French drains, and foundation engineering essential. Our crews are experienced with these foothill soil conditions and plan for them from the initial site evaluation.
Scio has a very small city government, and most development activity in the area falls under Linn County Planning and Building jurisdiction. From our Jefferson headquarters, Scio is approximately 20 minutes east via Jefferson-Scio Drive, making it one of our closest rural service areas. This short drive means we can be on-site quickly for evaluations and our crews can return to headquarters efficiently at the end of the day. The direct route along Jefferson-Scio Drive is well-maintained and our trucks and equipment trailers travel it regularly.
Scio's rural character and affordable land prices make manufactured homes the most practical housing choice for many property owners in the area.
