Sandy sits on a broad bench above the Sandy River at an elevation of approximately 1,000 feet, significantly higher than the valley floor communities to the west. The terrain around Sandy is gently rolling to moderately sloped, with the Sandy River canyon cutting through the landscape to the south and the foothills rising toward Mt. Hood to the east. Soils in the Sandy area are heavily influenced by volcanic deposits from Mt. Hood, including Sandy series sandy loam and Bull Run series gravelly loam, both of which are well-drained and relatively easy to work with for excavation and grading. However, the volcanic soils can be loose and may require engineered foundations on steeper slopes. Our crews adapt foundation designs and site preparation techniques to these unique soil conditions.
The City of Sandy Planning Department handles building and land use permits within city limits, while the extensive surrounding area falls under Clackamas County Development Services. Sandy has experienced steady residential growth as a bedroom community for the Portland metro area, and the city's zoning includes areas for manufactured home placement. The unincorporated communities surrounding Sandy, including Boring, Firwood, Cherryville, and Brightwood, have significant manufactured home activity on rural residential and timber parcels. Sandy's location at a higher elevation means different weather patterns than the valley, including more snow in winter, which we factor into project scheduling. We coordinate Sandy-area projects with other eastern Clackamas County work to maximize productivity during each trip to the region.
