Molalla Manufactured Home Installation & Site Development
Molalla is a rural community along the Molalla River in southern Clackamas County with strong ties to timber, agriculture, and ranching. 3-A Construction, LLC provides complete manufactured home installation and site development to Molalla property owners from our Jefferson headquarters, approximately one hour and 10 minutes north.

About Molalla
Molalla sits at the transition zone where the Willamette Valley floor begins climbing into the Western Cascade foothills, along the Molalla River at an elevation of approximately 350 feet. The terrain around Molalla is more varied than the flat valley communities to the west, with moderate slopes, timbered parcels, and creek drainages that create diverse construction conditions. Soils in the Molalla area include Molalla silty clay loam and Saum silt loam on the hillsides, with alluvial deposits along the Molalla River and its tributaries. The clay-heavy hillside soils can be prone to movement when saturated during the wet season, and our crews assess slope stability, drainage patterns, and bearing capacity as standard practice for every Molalla-area project.
The City of Molalla Planning Department handles permits within city limits, while the extensive surrounding unincorporated area falls under Clackamas County Development Services. Molalla has a long history of manufactured housing, and the city's zoning includes areas where manufactured homes are permitted on individual lots. The rural properties outside the city limits, many of which are zoned for rural residential, farm, or timber use, represent a large portion of our Molalla-area work. Most rural properties require individual septic systems, and the varied terrain and soil conditions in the Molalla foothills can make septic siting and design more complex than on flat valley ground. We handle all septic feasibility and permitting coordination.
Molalla is known for the Molalla Buckeroo, one of the oldest and most prestigious rodeos in the Pacific Northwest, held annually around the Fourth of July. The Molalla River Recreation Corridor provides public access to the river for swimming and fishing. The Molalla River School District serves the community. Our crews work throughout the Molalla area including properties along Highway 211 toward Woodburn, the Molalla Avenue corridor south into the foothills, the Dickey Prairie and Sawtell Road areas east of town, and rural parcels along the Molalla Forest Road and Table Rock Road in the upper Molalla River drainage.
From our Jefferson headquarters, Molalla is approximately one hour and 10 minutes north via I-5 to Woodburn and then Highway 211 east, or via Silverton and the Cascade Highway. The Woodburn-Highway 211 route is typically the most direct. We coordinate Molalla projects with other Clackamas County work in Canby, Oregon City, and the surrounding area. Manufactured home transport to Molalla is straightforward along Highway 211, though some of the more remote rural properties east of town require advance planning for access road conditions.
Molalla's rural character, affordable land prices, and proximity to both the Portland metro area and the Cascade foothills make it one of the most active areas for manufactured home placement in Clackamas County. Property owners in the Molalla area value the combination of rural living and reasonable commuting distance, and manufactured homes offer a cost-effective way to establish a home on acreage. Our turnkey service covers the full scope of work from initial site evaluation through final inspection, ensuring that every project meets both Clackamas County standards and our own quality expectations.
