About Gervais
Gervais sits on the historic French Prairie, one of the first areas settled by Euro-Americans in the Willamette Valley, on flat to gently undulating terrain in northern Marion County. The French Prairie is a broad, open expanse of valley floor between the Willamette and Pudding rivers, and the soils around Gervais are predominantly Woodburn silt loam and Willamette silt loam, deep and fertile valley soils that have supported agriculture for generations. These soils are generally favorable for construction but can become waterlogged during the winter rainy season, requiring careful drainage engineering during site development. The flat topography means surface water must be actively managed through grading, French drains, and proper setbacks from seasonal wet areas. Our crews plan for these conditions on every Gervais-area project, ensuring foundations remain dry and septic systems function properly year-round.
The City of Gervais manages its own planning and building permits within the city limits, while surrounding properties are governed by the Marion County Planning Division. Much of the land surrounding Gervais is zoned Exclusive Farm Use under Marion County, with provisions for manufactured home placement as farm dwellings, nonfarm dwellings, or accessory dwellings under specific conditions. Rural residential parcels in the area also accommodate manufactured homes. Gervais has seen modest growth as the northern Marion County corridor becomes more accessible to commuters working in Salem, Woodburn, or the Portland metro area. We handle all permitting coordination for Gervais-area projects, whether the property falls within the city or on county land.
Gervais is a compact community centered along Douglas Avenue and 4th Street, with the French Prairie region extending in all directions. The Gervais School District serves the town and surrounding rural area. Local landmarks include St. Louis Catholic Church, one of the oldest parishes in Oregon reflecting the area's French-Canadian settlement history, and the agricultural fields that define the landscape. Properties along French Prairie Road, Manning Road, Yergen Road, and Butteville Road provide access to rural parcels where manufactured home installations are common. The area between Gervais and Woodburn to the south, and between Gervais and Brooks along Interstate 5, includes numerous properties suited for manufactured home placement on agricultural and rural residential land.
From our Jefferson headquarters, Gervais is approximately 30 minutes north via Interstate 5 and Brooklake Road or Highway 99E, a drive of about 25 miles. Our crews frequently work in the northern Marion County corridor and coordinate Gervais-area projects with nearby work in Woodburn, Hubbard, and Brooks for efficient scheduling. We provide the full range of 3-A Construction, LLC services in the Gervais area: manufactured home installation, site development, foundation construction, septic system installation, excavation and grading, ADU construction, garages and pole barns, demolition, permit coordination, and tie downs & seismic retrofitting.
Gervais retains the agricultural heritage and quiet rural character that define the French Prairie region. The community's affordable land and open spaces attract families who want room to spread out, plant gardens, keep animals, and enjoy a rural lifestyle within commuting distance of employment centers. Manufactured homes are an ideal housing solution for these property owners, providing quality, energy-efficient housing that can be installed on rural parcels far more quickly and affordably than conventional site-built construction. Community events like the Gervais community gatherings and school activities reflect the town's tight-knit character. 3-A Construction, LLC helps Gervais-area residents achieve their rural living goals with complete site development services that take a raw parcel from bare ground to a finished, move-in-ready home site.
